Give Your Property At Least An Extra $20K of Value...for less than $500.00!
You only get one chance to make a first impression. And even
though you're selling your properties at a discount to make it a
win on the Buyer's part, you still need to get the most bang for
your buck.
Today we'll show you some tips and tricks of the trade…we're
sure you'll find some of them to be quite humorous. Enjoy!
Nothing else but a beautiful, inviting front yard of a house
could help more than to draw in potential buyers and already
help them to visualize and vividly sense how amazing it
would be to drive up to this house….Their Home….every
evening after work.
Remember, always appeal to people's emotions while ensuring that
you stick straight to the facts in your decision-making process.
Here, we're going to discuss a few simple, MUST DO's to add
an extra $20K of value – or more – to that single family home,
or duplex, that you're trying to sell.
First off, if you have a General Contractor (GC) on your Power
Team, use them for the job…if not, hire a local kid at $10/hour
to do the job for you. Now follow these steps:
1. Paint the entire outside front of the house (ONLY the
front part). Be sure you've gotten the garage doors,
front doors, trim and shutters. Go to Home Depot
(or have your GC do this using their Contractor
discount), and buy a few gallons of what Home Depot
calls “Oops!” paint.
*NOTE: Home Depot Oops! Paint is paint that's been
returned from customers who have mixed the wrong
colour. Make sure you buy all the Oops! paint in the
white category, then purchase a $5.00 plastic garbage
can, and stir it all up with a stick. You can get this
excellent quality paint usually for 20 cents on the dollar
at Home Depot
2. Mow the lawn (front and back)
3. Trim the hedges, and till the soil
4. “Edge” the lawn. That's where the lawn meets the
walkway, driveway, curb, and fronts the garden.
This gives your lawn a well manicured, well cared
for look
5. Remove any weeds present in the lawn, or
in-between the walkway (front and back)
6. Reseal the driveway (cost is about $40.00 for the
sealant with a brush).
People looking to buy a home will be scrutinizing every detail.
So if you can create a first impression from the exterior that
makes them drop their guard before they walk in, these little
efforts will drive up the perceived value and desirability of the
property substantially.
